Existing Residents
The term “Existing Resident” is used to describe someone who resides in a Retirement Village.
A member of Covenant’s staff will visit your village at least once a year,although we endeavour to visit most villages twice a year. Our time spent doing this is included in our base fee.
We attend and generally chair the Annual General Meeting (“AGM”) of residents. This meeting is primarily for the Operator to report to you, the residents, on the finances and activities of the year that has just completed. It should be held within six months of the village’s financial year end. So, if that is 31 March, then the meeting should be held before the end of September. We also report to you on our monitoring of the Operator over the year in question.
The nature of visits other than the AGM will vary, depending on the situation in a particular village. For example, if a village is still developing with lots of new residents coming in then we mayl hold regular briefings to explain what our role is. In a more established village, we may attend a Residents’ Association committee meeting, or a regular meeting that the Operator holds with residents.
